What is Protect the Apartment & How Can it Help You?

Protect the Apartment is Liability Waiver Program that is a private agreement between the resident and Wesley Apartment Homes to waive liability that the resident may owe due to accidental damages the resident may have produced. Wesley Apartment Homes is not selling or providing insurance.  Together, the resident and Wesley Apartment Homes are cooperating to eliminate problems that can arise because of the absence or inadequacy of renter’s insurance.

In exchange for an affordable monthly fee, Wesley Apartment Homes waives its right to recover from you for the many types of accidental damage to the apartment or to the community that may not be covered by renter’s insurance (if you have renter’s insurance) or that may not be willingly paid for by any other party.

First, the big picture – Every apartment Lease Contract contains language stating that the resident is financially responsible to pay for damage to the apartment or to any other part of the community that is caused by them or by any of their guests:

  • even if the damage was caused by an accident

  • even if somebody else (such as a visitor or a child) actually caused the damage …and

  • even if the resident has renter’s insurance

It is a very good idea to have renter’s insurance…however renter’s insurance simply doesn’t cover all situations where the resident can become liable to pay for damage to the apartment. 

Examples:

  1. If the amount of the damage exceeds what the renter’s insurance will pay (for example the difference between “actual cash value” of the damaged property and the replacement value).

  2. If the damage was caused by your visitor who is not on the lease.

  3. If the landlord had a loss of income due to damage for which a resident is financially responsible.

  4. If the renter’s insurance carrier simply refuses to cover the damage for reasons that are disputed.  The resident is left high and dry with the landlord still claiming that the resident is responsible.

In the simplest terms, PTA is a Renter’s Liability Waiver Program.

It means that, in exchange for an affordable monthly fee, Wesley Apartment Homes limits its right to recover from YOU!  Additionally, the PTA program delivers additional benefits like free rent vouchers, lease termination protection, and same-month rent reimbursement.
